Overview

Huron Valley Electric (HVE) delivered full electrical services for the $85.2 million renovation of the historic Michigan Union, a cornerstone of student life for over a century. Originally constructed in 1919 and designed by Irving and Allen Pond, the building has undergone multiple expansions and renovations over its century-long history.

The project aimed to restore the building’s architectural character while modernizing all major systems and reestablishing it as a central campus hub, as part of a renovation effort that began in Spring 2018 and spanned from June 2018 through December 2019. Over 18 months, HVE helped transform a century-old facility into a high-performance, energy-efficient space built for the next generation of students.

This was a renovation layered on top of decades of previous renovations. The existing electrical system was fragmented, undocumented, and often inconsistent with construction drawings. Every phase revealed new unknowns that had to be solved in real time without impacting schedule or budget.

A key component of the work was the extensive use of BIM coordination. HVE’s team spent significant time on-site tracing existing systems and translating them into a 3D model, enabling accurate coordination with new infrastructure.

This approach allowed for strategic reuse of existing conduit, reducing installation time and minimizing disruption.
